ABOUT SOUTHVIEW

The Southview Master Planned Community is the result of 5 years of extensive planning that balanced state and local planning constraints with customer needs and lifestyles and general economic considerations. The master plan for the Southview community consists of 605 acres that have been divided into eight (8) districts that include four (4) residential districts; two (2) mixed-use districts; one (1) commercial district; and one (1) recreation district. The Southview community is believed to be one of the largest, if not the largest planned community in Oregon (outside of the destination resort communities).

The residential districts of Southview are planned to accommodate approximately 1075 homes that will range in style from townhomes to traditional suburban homes to custom designed and built homes. Each of the residential districts has been designed to be pedestrian friendly with sidewalks, trails, parks and open space. The mixed-use districts have been designed to accommodate 255 homes that will include lofts, townhomes, attached multi-family housing and detached single-family homes. Each of the homes built by Southview is certified as energy efficient under the federal government program EnergyStar®. In addition to the EnergyStar® program, each home constructed by Southview is covered with a 10-year warranty policy issued by an independent third party.

In addition to the homes located within the mixed-use districts, retail shops, restaurants, office space and a business park are planned for the in the mixed-use district master plan. The commercial district has been planned so that basic commercial services are available for the residents of Southview as well as the surrounding area. Similar to the residential EnergyStar® program, all of the commercial buildings in Southview are or will be certified as energy efficient under the EnergyStar® program.

The recreation district contains a sports field with a walking track and hard surface sports court. The sports field, walking track and hard surface courts are available for community use. Adjacent to the sports field is a 5600-seat amphitheater that was built into a hillside that overlooks the Klamath Basin and Mount Shasta. The basic design and geometry of the amphitheater was based upon designs utilized in the construction of the amphitheaters by the Ancient Greeks. The design developed by the Ancient Greeks provided for maximum sound transmission within the facility and minimal sound transmission beyond the border. Preliminary testing of the Southview facility indicates that the design was successfully replicated. The amphitheater is expected to host commercial events at some point in the future.
